First time playing this game. I spawned near the Hub. after some time, I noticed that the property can be bought. So my plan was simple, Mining copper and pick up loots, and then buy one. Later I joined the thieve's guild. and then bought a bag and keep mining. Finally, I got enough money, I noticed that I can't buy any of them anymore.

In The Hub is the armory, smithing, research and a ton of storage. I intended just to have farming out there with no walls but a certain type of base raid let them run around stealing food from food storage.

The Hub is a great place to start, but it's not a great place to stay. As you mentioned already, it has a lot of things working against it--but I suspect that's intended. It gives the player a safe-ish place to start (even a free bedroll and fire to cook any food within the walls), and has early game appropriate/safe-ish enemies to fight/lure ... Arid is actually a perfectly fine biome for crop production. Cactus + Wheatstraw eventually can make dustwiches which is an acceptable late-game food setup. Hemp can be used to make fabric.
